► 09-10 letting year; invitation to advertise

 
Dear Landlord

 

Re: Student Accommodation

 

Students are now looking for houses to rent for the letting year 2009-2010. Please contact us if you wish to use the Advice & Representation Centre to advertise for student tenants for the year.

 

Experience over the last 12 months shows that students are more likely to choose the best houses in the areas popular with Aston students; predominantly Erdington.  They may well expect power showers, a good standard of furnishings and a broadband internet connection.

 

Studentpad

We are delighted to be able to tell you that, since January 2007 onwards, we have been  working with Studentpad to create a fantastic web based housing resource which will benefit both you and your potential student clients. Please click here to see the astonstudentpad site. 

 

Gas

You are responsible for ensuring gas appliances are maintained in good order and checked for safety every 12 months.  We ask you to provide proof of a current gas safety certificate for your student house(s).  This must be issued by a CORGI fitter or by British Gas and must include all gas appliances, including cookers.

 

Electricity

You should provide us with a copy of a Periodic Inspection Report for the electrical installation issued by the National Inspection Council for Electrical Installation Contracting or Electrical Contractors Association.  This certificate can be issued to cover a period of 3-5 years, depending on the condition of the electrical wiring circuits in the house.  It should not, therefore, need renewing each year.  If you advertised with the Guild during the last letting year we should still have a copy of your electric certificate on file which we can use again, provided it has not expired.  Please note we cannot accept reports which are visual inspections only or which have anything coded 1 or 2 in the observations and recommendations box.

Energy Performance Certificates

 

There is now an additional legal requirement that you should provide an Energy Performance Certificate for your property. Please include your Energy Performance Certificate Report Reference Number on your application form. If these have not yet been completed we will accept a signed and dated letter of intention to comply from you, with an expected date of compliance.

 

House of Multiple Occupation (HMO) Licensing

On 6 April 2006, as a consequence of the Housing Act 2004, it became compulsory for owners of houses of 3 or more floors/storeys in height which can accommodate 5 or more tenants, to be licensed by the City Council. Please enclose a copy of the HMO licence if appropriate.

 

  • The next academic year begins on Sunday 27 September 2009 for new students and on Sunday 4 October for the returning students.
  • The academic year 2009/10 ends on Tuesday 15 June 2010

Ø      Please enclose 3 photos of the house if available (one external and two internal views) or email them as jpeg files to k.d.howard@aston.ac.uk

Ø      Enclose copies of gas and electric safety certificates and of any HMO licences if required.

Ø      Enclose cheque made payable to Aston Students' Guild
